The house itself was very nice and we enjoyed our time during the stay. Unfortunately, the experience was completely soured by what happened afterward. Without any prior notice or communication, a large sum of money was pulled from the card we used to book the reservation, supposedly for damages.
While a few minor charges were understandable, the majority were completely unreasonable. We were charged for not putting dishes away — something that was never clearly stated as a requirement. Even worse, we were hit with an outrageous $1,200+ charge for supposedly “stealing” linens, which we absolutely did not do. Not only were these accusations baseless, but the pricing of the claimed items was absurdly inflated. The linen closet was open and next to all the bedrooms. Sheets and linens were all labeled by bed size and labeled in a way where they were meant to be used. Nothing was stolen. They were either left on the bed or put in a laundry pile. They replaced old and worn sheets that were apparently “stolen” with 550$ Egyptian cotton sheets.
What’s most troubling is the lack of transparency or any opportunity to dispute the charges before our card was debited. This feels like a scammy and unfair practice, and it’s deeply disappointing after what was otherwise an enjoyable stay.
I would strongly caution anyone considering this property — take extensive photos, read the fine print, and be prepared for unexpected charges.

We’ve rented with Long & Foster for 4 years now. The process is extremely efficient, the prices are reasonable and the location (Henlopen) cannot be beat. The L&F team will work with you to find your perfect fit for a vacation home. They’re patient and very knowledgeable about their properties. I’ve used their services for So Bethany, Rehoboth (Henlopen Condo) and Broadkill. Every one of the properties I’ve stayed at are exactly as they had explained. They’re very responsive when something is not perfect and quick to resolve issues. Highly recommend using this experienced team. Huge shoutout to Howard at the Henlopen. True Gem!!
